The Dairy Vision
 





The imposing gable of the Dairy will greet all visitors to the Thealby Grange Courtyard Development and is the first impression as you approach the gates to the old Thealby Grange crew yard.


   

The earliest record of this building (The Dairy) is a map dated 1824.   A farm building has graced this site at least since then.   The Dairy today is built on the same footprint as the original barn and the 7m x 6m iron stone annexe has stood the test of time and remains

Most of the windows and door openings in the Dairy look East onto the crew yard. All of the windows and doors are in sunlight from the early morning and throughout most of the day.

The Design

A significant part of the conversion of this building will be the removal of the milking stalls whilst at the same time endeavouring to stay true to this building's unique character.   Living accommodation will need to be on the East of the building to take advantage of the available sunlight.   The roof space is very large and will happily accommodate bedrooms with again the provision of both East and West roof lights to brighten the available space from dawn till dusk.

The dairy is unique amongst this collection of buildings in so much as ¾ of the building is a relatively new rebuild (circa 1930) with the 230 year-old annexe still intact.

The Vision

The vision for the dairy is a successful blend of modern-day contemporary living that retains the character and stability of more than 200 years of history. The Dairy will be a 1½ storey four bedroom detached house with a large country kitchen and separate study or snug. The living accommodation in this 200 m2+ house will overlook the landscaped courtyard lawn and stables.


The conservation roof lights extend the light penetrating the building until late evening and the secret garden remains in sunshine throughout the day perfect for growing kitchen herbs or relaxing in the privacy of the walled garden.

The new roof has been carefully matched to the surrounding traditional pantiled roofs and it will be super insulated to reduce heating bills and contribute to the ecological advantage that this type of conversion represents.   By converting the Dairy to family accommodation and extending the building's life less than 10% of the carbon emissions of a new build will be released.   The reduction in carbon emissions will make this an ecological and sustainable home.  

The barn doors of the dairy have been designed to open the entire front of the house and they are the first indication that this home has been built to truly unique and bespoke design.   The doors to East elevation all have traditional barn and stable doors (which have been retained from a conservation perspective) but they have been retained as true working doors and so can be used as practical storm or security shutters.

The hall has been left open to the roof apex and is indicative of the true size and height of this building (the dairy is the largest by floor area of the three homes in Thealby Grange).   The staircase itself is a combination of softened white powder coated steel and expertly joined hardwood.   First right through the double door aperture into the lounge which is very large at almost 40m2.   The lounge has french-doors overlooking the Dovecote green which allow light and fresh country air into the main living space.   The lights in the lounge have a simple mood setting switch which allows an instant transition from one lighting scheme to another (from bright to TV to ambient to all off with one press of the button.   The scheme has been left open plan and access to the country kitchen is through a retained stone wall portal.


Formerly a foaling stable the kitchen is huge and great pains have been taken to deliver a classic, high quality, working, dining kitchen.   From the tri-folding doors to the secret garden to the butlers pantry this kitchen is the heart of the house and nothing has been spared to deliver an authentic, airy and high country living space.   Notice again that the kitchen is bespoke with mood lighting and all of the integrated appliances are of the highest quality brands.

Back through to the lounge and again through the galleried hall this time the corridor takes us through to the bathroom, 2 bedrooms and study.   The bathroom is beautiful and great attention has been paid to the quality of fittings, lighting and overall design.   Although the upstairs bedrooms have an independent en-suite the comfort and quality of this house's main family bathroom is paramount.

The corridor takes us to the largest bedroom in the house placed furthest away from the entertaining areas this bedroom offers masses of wardrobe space, privacy and with telephone, television and multiple lighting options... luxury.

The 2nd bedroom has been designed to overlook the courtyard and provide an occasional but spacious guest accommodation.   This wing of the house has a surprise storage area that is again the size of a small bedroom.   Although this room houses the meters and boiler great care has been taken on the quality of the finish and this room could easily convert to a study (a professional business study is fast becoming critical to today's modern living).   Alternately this "snug" is a second reception room for TV, music or just quiet time.

From the central hall go up the stairs and look down from the galleries.   This is a large detached barn and the upstairs bedrooms are indicative of this.   The third bedroom is large with a panoramic window to the East to maximise the morning sun and overlook the stable block.   To the West a high window captures the last of the day's sunshine.   This room has masses of storage and has a large en-suite shower and toilet, which will be finished to an excellent quality for guests and family alike.

Across the gallery overlooking the hall to the Master Suite.   This is the real treat of this house.   The master suite spans more than half of the upper floor and in addition to the size of the bedroom itself has a separated dressing room and family size boutique master bathroom with free standing bath and wetroom shower.
