The Vision

When embarking on a project of this scale it is important to have a very clear vision of where the journey will take you. We have never lost sight of the ultimate goal of this venture; beautiful, character-filled, family homes within a secure and safe community in the most beautiful of countryside. Special attention must be paid to the local area and community, ecology, impact on wildlife and of course how the buildings will be used and maintained for the future. But, it is possible to have it all.

The barns at Thealby Grange are all Grade II Listed. The buildings are protected and have great architectural interest to the Nation and so, not only do we have a legal obligation to protect the site but also a great responsibility to be true to the spirit of the legislation. These buildings are not museum pieces they are vibrant, character filled, solid, well made, sustainable examples of building from an age when craftsmen had pride in the quality of their work and intended the buildings to last for hundreds of years. Great care and consideration has been given to the design of these homes because we have contrived to build homes that will last another 230 years.

Nowadays, cynical manufacturers build obsolescence into our electrical products and other consumables such as clothing, furniture and cars. Many of us believed that bricks and mortar would never suffer from that same consumerism. Unfortunately a trip around your local “new build executive home” showhouse will dispel this belief. If walls that rattle when you slam a door, roof voids that cannot support the weight of an attic floor and 3” (75mm) stud walls between your bathroom and bedroom appeal to you then a barn conversion by The McKinley Family will not be for you.


We now live in a Country where words like ecological, environmental, green, carbon positive, carbon neutral, carbon footprint, zero carbon, low-energy, energy efficiency and biomass are common-place. The reality in house building is that true zero carbon housing is financially beyond the reach of all but the wealthiest or purist-green self-builders. Considering the conversion of three 18th Century Grade II Listed barns the pursuit of a zero carbon rating is legally unobtainable but that is not say that a pragmatic and energetic approach should not be taken to achieve a worthy energy efficiency rating. And lets not forget that fundamental to every barn conversion is the most sustainable, ecologically sound principle of all. The buildings and foundations are being re-used and so no energy has been consumed either by manufacture or transportation of materials for the buildings to arrive in their current position. What is more sustainable than the re-use and committed long term use of these wonderful buildings.

Every stone and brick used in the Thealby Grange Development either remains in its original position or it has been carefully removed, cleaned and relocated. The buildings remain authentic and the carbon debt of our project will be kept to a minimum.

Each of the buildings around the crew-yard at Thealby Grange is unique and has its own individual character. Along with character comes the need for skills, materials and techniques that have largely been forgotten. If we are to retain the character then we need to use quality, traditional, local products and excellent local craftsmen with experience in working with these beautiful Lincolnshire barns.
